Understanding the Risk
When water freezes inside pipes, it expands by about 9%. This expansion creates enormous pressure that can burst even the strongest pipes. The resulting flood when the ice thaws can cause devastating damage to your property.
High-Risk Areas
- Pipes in unheated spaces (garages, lofts, under-sink areas)
- External pipes and taps
- Pipes against external walls
- Boiler condensate pipes
Prevention Steps
Insulation
Insulate all pipes in unheated areas with foam pipe lagging. Pay special attention to joints and bends where pipes are most vulnerable. Don't forget outdoor taps—use insulated covers.
Keep Heat Flowing
Keep your heating on at a low level (at least 12°C) even when away. Open cupboard doors under sinks on particularly cold nights to let warm air circulate around pipes.
Drain External Systems
If you have an external tap, consider draining it for winter. Turn off the isolation valve and open the tap to release remaining water.
If Pipes Freeze
- Turn off the water at the stopcock
- Thaw pipes slowly using hot water bottles or a hairdryer on low
- Never use a blowtorch or naked flame
- Check for cracks or splits as the pipe thaws
